			<content:encoded><![CDATA[<p>When going to my first auctions on repossessed houses I got some advice that really helped me on my way. When dealing with&nbsp;<a href="http://www.repossessedproperty.org.uk">repossed property</a>&nbsp;you&rsquo;ll also probably be dealing with some interesting characters in the auctioning world, and while we&rsquo;d like to think that most of them are honest, some may not be. The auction agent has as much interested in the house being sold at a good price as the seller does, so be weary of these people. A good friend says that the best way to go about your relationship with an auction agent is to be permanently suspicious of them. This may sound paranoid, but you really don&rsquo;t want to tip your hand when it comes to these things. There&rsquo;s a chance that they may want to trick you and you need to make sure that you don&rsquo;t give them the slightest bit of information that they may use against you.</p>
<p>But not all is bad and scary in the world of auctions. In fact, it is really something fun to do. Some people do it for a living, others for fun, but it&rsquo;s always possible to find some interesting items for a really nice price there.</p>

You&#8217;ve worked hard to save a down payment and already been thinking about where you&#8217;d like to live. But, you shouldn&#8217;t rush into anything, take it slow and make good purchasing decisions.</p>
<p>You should always get pre-approved for a mortgage loan. Inexperienced home buyers often mistake pre-qualification with per-approval. Pre-qualification simply means that you are qualified to get a loan. With pre-approval, you&#8217;ll already be approved for a loan up to a certain amount and at a certain interest rate.</p>
<p>Many buyers make the mistake of holding out for the perfect home. They will pass up home after home and eventually get tired of looking and settle for a home they&#8217;re not really happy with. You shouldn&#8217;t expect a home to meet all of your requirements, set a realistic goal of the most important things you&#8217;re looking for.</p>
<p>Never skip a home inspection to save money or because you&#8217;re in too much of a hurry. A home might look great on the surface, but once you move in there may be more needed repairs than you can afford. First impressions can be very deceiving. You can&#8217;t see bad plumbing, leaky roofs or cracking foundations just by walking through a house.</p>
